Jean Campbell's experience in real property transactions runs the gamut from large hotel developments, residential apartment buildings and office buildings to large agricultural and development acreage. Her practice covers acquisition and sale, permitting and land use, subdivision and condominium development, commercial leases and conservation easements. Campbell was appointed to the City and County of Honolulu Clean Water and Natural Lands Commission, and is on the board of directors of the Historic Hawai‘i Foundation.
Representative Transactions
- Sale of Kapiolani Boulevard office building for $13.8 million (2013)
- Negotiation and closing of $12 million purchase of 4,800 acres of agricultural land in Kau, including operating macadamia nut orchards (2010)
- Sale of Waikiki office building for $28 million (2007)

Real property acquisition and sale
- Negotiate and draft purchase and sale documents, and conduct due diligence investigations into title matters, permitting, access and water supply issues as well as endangered species and other environmental matters
- Coordinate with surveyors, environmental consultants and title companies, interact with federal, state and county agencies in various entitlement and permitting matters
- Post-closing matters and project management
Permitting and land use
- State and country entitlements review and permitting issues including various development permits, public access and water permitting
Subdivision and condominium development
- On residential, resort, agricultural and industrial properties
- Conceptualize and draft project declarations, disclosure documents, brokerage agreements, sales documents, and association bylaws
- Work with utility companies to provide services to the properties, working with State of Hawai‘i Real Estate Commission on various condominium and real estate broker issues, incorporate homeowners' associations, train and work with sales staff, and handle matters related to conveying lots and apartments to purchasers
Commercial leases
- Negotiate and draft a variety of commercial lease documents on behalf of both landlords and tenants
Conservation easements
- Obtain or donate conservation easements for agricultural or conservation properties
